We’ve been talking with Kevin J Barry of Professionals Christies Beach, about the popularity of Adelaide’s southern suburbs with homebuyers and investors, following recent realestate.com.au figures that show Morphett Vale was the suburb with the highest sales (437 house sales) in Adelaide over the past 12 months.
One of the attractions for the south is the hub of Noarlunga Centre which offers medical, transport, banking, entertainment and local government facilities. Mr Barry says this hub is about 3km from the outskirts of Morphett Vale and within 500m of Christies Beach.
Christies Beach has around 2200 households and generated around 160-170 sales in the past 12 months.
Mr Barry says the suburb has been trending upwards over the past 5-10 years.
“The average allotment sizes are generally larger, the Onkaparinga Council has re-zoned much of the suburb into medium density which has increased the level of development particularly along the streets adjacent to the coastline. Accordingly the demographics for this suburb are changing to more households with higher disposable incomes. In response to this we have seen the emergence of more cafes and other services. The council and government authorities have also responded by electrification and extension of the existing rail system as well as the duplication of the southern expressway. Christies Beach also has a linear retail precinct along Beach Road itself from Centro/Noarlunga Centre down to the waterfront.”
There is obviously corporate confidence in southern suburbs too, as Centro recently completed a $120 million expansion of its facility with further stages earmarked in the future.
ABS Census figures for 2011 show 20.4% of households in Christies Beach are lived in by couples with children, 24.7% are couples without children, and the largest category of households (29.9%) are lone people.
The median house price in Christies Beach is $319,000 and the median rent is $300 per week.
