The first thing your prospective buyers will focus on is the entrance of your home.
The entrance:
This is where you have to make the first impression count, because the majority of buyers make their decision based on this area of the home.
For small entrance ways you want to make it look more open. You achieve this by removing everything that is there. Keep it plain and simple. Often buyers and the agent will start their conversation here. On the other hand if the entrance is large consider putting a hall table here, also determine whether a mirror or artwork would be more appropriate, but if you go for the mirror don’t position it so it is opposite to the door entry.
If the entrance way is really big, then stage it so it looks like a small sitting area. This is easily done with a one or two appropriately sized chairs.
You want the entrance way to flow nicely into the adjoining room. Avoid clutter and make sure the furniture is centered.
Organise the coat cupboard so it looks neat and functional when opened. Use baskets for small items like gloves and hats. Make sure it isn’t overcrowded and there is ample hanging room. Line up the footwear neatly on the cupboard floor.
The Lounge:
This is usually the next room that is presented to the potential buyers. You want the room to appear attractive and appealing.
Normally this room is of a more formal nature, if you have a second room that is used as sitting area. You want this come across as a more formal area that is meant for entertainment without a television.
Couches should not be up against the walls if possible. You want the furniture to be grouped so it creates a warm relaxed area for carrying on conservations. The current home fashion is to remove the privacy curtains.
Wall colours should be neutral and painting the ceiling white will give the illusion of height. Utilise floor lamps in the corners furthest from the entrance to draw the attention to them which creates depth in the room.
Determine the best features that the room has to offer, and make these the focal point.
Observe the traffic flow of the room and make sure it is unobstructed.
Reduce the amount of furniture in the room to the point where it makes the room appear open and spacious.
Moving on to the living room:
This is the room that you can best use to make an impression on the potential buyer. You should have an idea of what your target market is like and stage the room so it is appealing to them. If you are catering to a young single couple then set up the room with what would appeal to them.
If you are appealing to the young family buyers, then don’t have anything out that would create a distraction in case the children are with them. They will focus on the children’s behaviour for not touching things rather than what your house has to offer.
Don’t use a lot of toys to stage the home for the family buyers. Their interest in the home itself and not what it contains that is not part of the sale.
If your room is congested then free up space by using an ottoman rather than a coffee table and wall mount the television.
Remove your personal collections like trophies so the prospective buyer can visualise themselves as living there.
Position the furniture in the room so it encourages interaction amongst those who would be sitting there.
Dress up your old furniture:
Modernise worn looking couches with cushions and throws and have it professionally cleaned. If you really need to camouflage the poor condition the couch is in then invest in some couch covers.
If your furniture really doesn’t do justice to the presentation then consider renting a few pieces to enhance the look.
Pay attention to the little details like staging the mantel piece with just a few small attractive items.
Final Tips:
Make sure you have a few cozy chairs facing the fireplace. If the fire place is not being used then stage it with a stack of wood.
While home buyers are attracted to built in bookshelves make sure they are neatly organised.
Don’t over stage your home, and do a walk through yourself before the buyers arrive.
