Open homes are a crucial part of any sale. To capture a buyer’s attention in winter it’s well worth taking the time to create a space that is warm and inviting, with all the creature comforts of home.
Buyers don’t want to walk into a property that feels cold and stark, no matter how miserable the weather is outside.
So what can you do to help buyers fall in love with your property during winter?
- Warm the property up – If you have home heating, make sure to turn it on well before the open home so it has time to heat the property up to the ideal temperature, which is normally about 26 degrees Celsius. Sweep, clean and set your fireplace if you have one. Having a fire going during winter viewings can create a great atmosphere.
- Let in light – Sunlight becomes a popular home feature in the winter months, so make your property shine by letting in as much natural light as possible. You may also want to hold open homes at a time of day when your property gets the most natural light through it. If your home doesn’t receive a lot of natural light, make sure your home has adequate lighting in each room and remember to turn lights on before an open home.
- Don’t forget the outdoors – Just because it’s cold outside, doesn’t mean that people don’t want to spend some time in the great outdoors. Be sure to show off any outdoor entertaining areas you have. To make them a little more inviting in the colder weather you can place a couple of warm winter throws onto chairs so potential buyers can imagine sitting outside even on the coldest of nights.
- Clean and de-clutter – It doesn’t matter what time of year it is, you should always make the effort to clean and de-clutter your home. Buyers want to see what your home looks like at its best, so don’t let them down by leaving mess or clutter lying around.
- Ask your Professionals agent for advice – Every home is different so it always helps to get specific advice. Your agent can help advise you on every aspect of your sale and provide ideas to maximise your property’s appeal.
