There are plenty of ways to us heritage features to make an older home look like new again without having to knock it down and start again.
In fact, older homes can have a lot of charm and character that can’t be found in a brand new home and so it’s well worth preserving them if you can.
For those that want to make their older home feel like it was built yesterday, here are some simple ideas:
1. Paint
It may sound obvious but many people underestimate the transformative power of paint. Come up with a modern palette for your home, and if you’re painting the exterior then don’t forget to take into account your neighbours house colours – you don’t want to clash!
2. Update lights, switches and outlets
Old yellow switches and outlets and shonky lights can really show a property’s age. Consider changing these 3 things, it’s relatively cheap to do if you choose basic lights and wall plates, however it’s a good idea to hire a licensed electrician to do the work for you.
3. Add in some mod cons
Something as simple as air-conditioning or solar panels can help bring a property into the 21st century and make its occupants a lot more comfortable too.
You might also want to consider adding some eco friendly features to your home, as older properties generally haven’t been designed with sustainability in mind.
4. Refinish the kitchen and bathrooms
Kitchens and bathrooms are the most important rooms in the home, and often can benefit the most from an update. If you’re not looking to totally replace these rooms, then it might be worth hiring someone to refinish them for you.
Sometimes all it takes is a colour update to make cabinets or old bathtubs and vanities look like new again.
5. Refresh the floors
Floors are often the first place to show signs of wear and tear; after all they do get trampled on everyday. If you’re lucky you might have perfect hardwood floorboards hiding beneath old carpet or laminate and all they’ll need is a sand and polish to make them shine like new.
For a cheaper alternative, something like laminate floorboards can look just as good and work in most areas of the house, however carpet might be preferable in bedrooms.
But… don’t discount the home’s history!
Sometimes the real value in an older house is its heritage features, which are hard to replicate in a newer home. While you may want to make an older home look like a new and modern one, try not to take away its history. If you can restore old features like ceiling roses, ornate cornices and antique fireplaces, it can make the property stand out and it can end up being a lot more valuable than a newly built home.
