If you’ve just started on your home buying journey then you’ve probably realised that you’re going to have to make some kind of compromise on the type of home you want. It’s very rare to find a home that meets all of your needs, but it can be very frustrating when you’re not sure what types of compromises you should or shouldn’t make.
While everyone will want different things in a home, there are some things that you shouldn’t budge on.
The cost – Once you have figured out your budget and gained preapproval, you need to stick to the price limit you’ve set for yourself. It’s very easy to get carried away when you find a property just out of your price range that you really want, but if you overstretch yourself you could end up under extreme financial pressure.
You don’t want to find yourself struggling to make repayments, or have no funds available for other costs associated with buying a property such as stamp duty, moving costs and setting up utilities etc.
Your lifestyle – Property is all about location so before you decide on a suburb, figure out how it will impact on your daily life. For instance, what will your commute be like? Will you be close to amenities and good schools?
These are the kinds of things you need to think about when deciding whether a location is right for you. Keep in mind though that if the suburb you like is unaffordable, you might find that its neighbouring suburb offers the same lifestyle without the high price tag.
Getting professional inspections – You might be tempted to forgo pest and building inspections to save a little bit of money, but this is a bad idea when you consider the amount you could be risking. Professional building inspectors can pick up on problems that you might not have noticed and can save you from making a very costly mistake.
Your list of non-negotiables – Everybody’s non-negotiable list is going to be different, and you might be more willing to compromise on some things over others. For some buyers, property size is extremely important and they’ll want a big backyard with plenty of room for pets and kids to run around. Others might prefer the convenience of inner-city living and will be more willing to live somewhere smaller to get the chance to live in their favourite neighbourhood.
Think about what is important to you and try to be patient if you have been looking for a little while – the property that is just right for you could be just around the corner.
