Renovating can be a great way to help add value to your home before selling, however there are times when it can be more trouble than it’s worth.
Whenever you renovate you want to ensure you get at least a few dollars back in value for every dollar you spend. You really need to adhere to a strict renovating budget and think carefully about whether or not renovations will be worth it in the long run.
When you need to sell quickly
If you’ve ever renovated before then you’ll have experienced first hand just how long they can take and all of the delays and issues that can arise. Extensive renovations in particular can take a great deal of time and so it’s worth keeping this in mind if you want to sell within a short timeframe.
If you want a quick sale then it’s best to just concentrate on getting the property clean and tidy and in as good condition as you can. Just focus on smaller jobs like painting if you really think that your property needs a bit of a lift.
When renovations won’t add significant value
There are many properties that won’t see any benefits from being renovated. This could be because the property is already fairly modern and in good condition, or because buyers are more interested in a property for its land as opposed to what’s on it. In the latter case, an investor may be looking to redevelop the land, so it’s worth having a chat to your Professionals real estate agent to ask about the types of buyers that your property will likely attract.
When they are going to be too costly
As a general rule of thumb it’s recommended that you shouldn’t spend more than 5-10 per cent of a home’s value on renovations. Sometimes even less should be spent. You rarely need to renovate an entire home to see a return on investment, just concentrate on the areas that need the most improvement.
New kitchens and bathrooms can be big drawcards for buyers, but sometimes a fresh coat of paint and new flooring is all that is needed to make a big impact. If there is major work that needs to be done at your property then it might be best left for the next owners so they can make their own imprint on the property.
