January is a great month to sell your home in Western Australia because of the high level of expats who return during the holiday January period.
In recent years this social trend has become more pronounced in the local property market for a number of reasons.
In particular, Professionals is finding that expats are gravitating back to WA because it is seen as a secure investment during a time of international uncertainty.
Perth has always been viewed as one of the safest places to live in the world and this is becoming a major asset during a period of when issues such as global terror becoming a major issue.
Rising house prices in the UK and other parts of Europe are also encouraging expats to focus once again on WA where property prices have remained relatively stable for a sustained period of time.
Professionals are finding that expats currently living in the UK are one of the biggest drivers of local property sales during the holiday period. It is estimated that one third of all Australian expats live in the UK and over some 200,000 in London alone.
Activity from expats is strong not only during January but also February as they often visit a number of properties during their holidays in WA and then decide to put in an offer when they return to their overseas location after deciding on a final choice.
Another trend Professionals has found is that during January we often get people visiting our home opens who bring along family members who are visiting them from overseas during the holiday period. These relatives come to WA and love the lifestyle and one of the first issues they consider is housing and that is why they visit home opens.
Professionals offices find this trend is very common along the northern and southern coastal strip where there are a high number of UK former residents in areas such as Mindarie in the north and Rockingham in the South.
In coastal suburbs such as Hillarys, for example, nearly half of all residents where born overseas with the UK accounting for the largest number of overseas migrants.
As a result of this trend, our offices are now starting to collect a data base of potential overseas clients who plan to migrate to Western Australia. This is because these overseas visitors want to stay in touch with our offices so when they are ready to move, we can assist them purchasing a home in WA.
