You don't get a second chance to make a first impression when selling your home

Anyone who is considering selling a home has to focus on the three P’s.  Price, Promotion and Presentation.
After selling homes personally for many years, I believe that one of the key aspects sellers overlook is Presentation. Because people love their own home, they become used to the surroundings and do not appreciate that they need the home to appeal to another person or a buyer when selling their property.
The most important physogical step, therefore, anyone has to make when selling their home is to put themselves into the shoes of the buyer – to try and see your home through the eyes of another person.
One simple tip is to walk across the road and look at your house from a distance and ask yourself if someone was driving past your home would they stop and look at it if there was a for sale sign in front of it.
Street presentation is one of the most important issues a seller has to address for a presentation point of view.
The gardens must be in good order and the front façade of home should be clean. The home has to be inviting from the outside and this will draw buyers to have a closer look.
Inside the home, dirty or tired carpets are a real put off as well as ‘loud’ paintwork on the walls such as dark colours. The house should look clean. In addition, if there is too much furniture in the property, it looks cluttered and the rooms will seem small. Old or tired furniture create a tired impression of a property. Even simple things like dated ceiling lights are quickly spotted by buyers.
The rooms can also appear dark if the windows are dirty or have shabby window treatments that over the light. This again can be a major turnoff for buyers.
Odours are also important. Some home owners who have pets get used to their smell but non pet owners who are inspecting a property can pick up pet smells very quickly. So it is important to address this issue if you have pets.
A tired kitchen or bathroom is also a major turn off for buyers especially in today’s market where established property sellers are competing against new land estates where buyers can build a new home exactly the way they want to build it.
Anyone who is considering selling their home needs to carefully listen to their selling agent before organising the first home open. It may take some time to get the property ready for inspection but that is well spent.
There is an old truism in real estate – you don’t get a second chance to make a first impression! And that is very true for people wanting to sell their home to would be buyers.
